We are seeking a full-time Property Manager to join our team.
Responsibilities include, but are not limited to:
Supervise on-site personnel, including: Maintaining and submitting work time and attendance records; maintaining on-site confidential Associate files; approving/processing time off requests and reports; handling disciplinary issues; conducting performance evaluations; coordinating work schedules; obtaining prior authorization for hiring or termination; advertising (subject to prior approval by Company); interviewing and recommendations for hiring; recommendations for terminations; training; conducting staff meetings; disseminating information to staff members; promotion of a coordinated and cooperative team effort.
Manage the general attitude, demeanor, and professionalism of the on-site staff.
Maintain an environment free of tension, and one that promotes positive attitudes, cooperation, high productivity, efficiency and effectiveness toward maintaining the objectives for the property.
Daily coordination meetings and briefings with Occupancy Specialist and Maintenance Foreman for primary purpose of working efficiently together to coordinate unit preps and move-ins with the least amount of vacancy time.
Daily meeting with maintenance foreman to review each days work, progress on longer-term projects and schedule work for next day and longer range projects.
Schedule work and review work progress.
Prepare and submit incident reports.
Maintain on-site budgets (operating and capital/replacement).
Manage Collections.
Collect and post rents and make same day bank deposits.
Correspond in writing and/or verbally as appropriate.
Manage the computer systems and electronic communications.
Manage the administrative functions of the office.
Be gracious and professional when greeting and dealing with guests, residents, vendors, Associates, and when answering and using the telephone.
Maintain an after-hours response program and on-call schedule, and participate in the on-call rotation as necessary.
Respond to emergencies, both during business and after hours as needed.
Coordinate, monitor, and follow up on all on-site operating policies and procedures.
